What is genuinely extra
Parts, and three jobs that are not part of a service: emptying and re-dosing a magnetic filter, topping up pressure where the loss is a leak rather than seasonal drift, and a power flush. Each is quoted before it is done. The commonest national complaint about servicing is an unexplained extra on the invoice, and it is entirely avoidable.
Two appliances rather than one
A second appliance at the same address is £60 rather than another £90, because the travel and the tightness test are already done. Gas fires are the ones people forget — a decorative fire in a Chislehurst front room needs a spillage test just as much as the boiler does.
Access to the appliance
We need the case off and the flue joints in sight. A boiler boxed into a fitted kitchen unit, a loft with no boarding or light, or a garage boiler behind a chest freezer all add time. If we cannot reach it safely we say so rather than sign off a service we could not complete.
Condition of the appliance
A boiler serviced every year takes an hour. One untouched since it was fitted in 2014 takes longer, because the heat exchanger and condensate trap need genuinely stripping. That is what the £120 no-history rate covers, and it drops back to £90 the following year.
Cover plans, and why we do not sell one
A monthly cover plan is insurance, not maintenance. You pay £7 to £16 a month, the service is the part you would have bought anyway, and the rest is a policy with an excess and an exclusion list. Twelve payments to a national provider buy roughly the same service plus a claims process. We put a reminder in the diary and charge you once.

What actually voids a boiler warranty
Every competing page in Bromley carries the same one-line bullet: servicing protects your warranty. None say how it is lost, which is where the money is. Warranties are not voided by neglect in the abstract. They are refused at claim time for specific, documentable reasons, and each manufacturer asks for something slightly different when a heat exchanger fails in year six and there is £900 riding on the answer.

The anniversary date, not the calendar year
This is the one that catches people. The twelve months run from the installation date, or from the last service, not from January. A boiler fitted on 14 March and serviced the following 20 April shows a thirteen-month gap on paper, and that is enough for a manufacturer to argue the condition was not met. We set the reminder from your own anniversary date and service early rather than late where it is tight.
The Benchmark section of the manual
Every new boiler comes with a Benchmark commissioning checklist bound into the installation manual, followed by blank service records. That book is the warranty evidence. An invoice alone is weaker, a verbal assurance is worthless, and a manual that went in the skip during a kitchen refit is a real problem. If it is gone we record the service on our own certificate, but the manual is the thing to keep.
System water, filters and BS 7593
The second most common reason a claim is refused. Most manufacturers require the system cleaned and dosed with inhibitor to BS 7593, and several now require a filter. When a heat exchanger blocks with magnetite the manufacturer tests the system water, and if the inhibitor has gone and there is no filter on the return, the failure is attributed to the system rather than the appliance. We check inhibitor strength at every service.
Who did the work matters
The service must have been carried out by a Gas Safe registered engineer, and the evidence at claim time is the registration number on the paperwork. A handy neighbour, a landlord with a screwdriver or an unregistered "plumber" breaks the chain permanently. Ours is 919881 and it is on every document we issue.
Four documents, and what each one proves
These get confused constantly, including by people selling them. A Benchmark logbook entry is the manufacturer’s record and it is what protects your warranty. A service report is our own document, listing the readings taken and the condition of each component, and it is what a buyer’s solicitor or an insurer wants to see. A CP12, properly a Landlord Gas Safety Record, proves the appliance was safe on the day it was checked and is a legal requirement for let property — it is not a service and says nothing about how clean the boiler is. A Building Regulations compliance certificate is issued once, at installation, when the work is notified through Gas Safe, and it is what a conveyancer asks for. A service gets you the first two, not the third or fourth.

What makes a Bromley boiler service different
A service is a standard procedure everywhere. Reaching the appliance and being able to complete that procedure is not, and Bromley’s housing stock produces constraints a national booking form has no field for. Since 2013 an engineer has to be able to sight the joints of a concealed flue along its whole length. When Victorian and Edwardian houses in Penge, Anerley, Beckenham and central Bromley were split into flats, the flue was routinely run horizontally through a ceiling void and plastered over. With no inspection hatches we cannot see the joints, so the appliance is classified At Risk and turned off, on a boiler that may be working perfectly. Conservation areas and flue positions

It matters in one situation: if a flue is condemned, a like-for-like replacement in the same position is usually fine, but re-siting a terminal onto a protected or street-facing elevation can pull you into a planning application through Bromley Council, and on a listed building into listed building consent. Interwar semis in Petts Wood and Crofton
The 1930s stock across Petts Wood, Crofton and parts of Orpington puts boilers in two awkward places: an integral garage and a loft. Garage boilers run cold, so the condensate trap and the external condensate run are the first things we check — 32mm pipe outside, lagged, or it freezes in January and locks the boiler out. Loft installations need boarding, a light and a fixed ladder before anyone can work safely. Neither is exotic, and both get missed.
Back boilers in the Crays and Ramsden
St Mary Cray, St Paul’s Cray and the Ramsden estate still hold a number of behind-the-fire back boilers. They service perfectly well, but it means removing the fire front, testing for spillage at the throat with the room in normal operating condition, and inspecting a cast iron case that is often forty years old. They take longer than a combi and are the appliances most likely to produce a genuine safety classification. If you have just bought a property with one, book before the winter rather than during it.
Microbore and 15mm supplies in older terraces
Plenty of Penge and Anerley terraces run 8mm or 10mm microbore to the radiators, and much pre-war stock still has 15mm gas pipe from the meter. Microbore blocks with magnetite long before 15mm copper does, which is why we take radiator surface temperatures rather than asking whether they feel warm. On the gas side we measure standing and working pressure at the test point: a modern high-output combi on a 15mm run frequently drops below the manufacturer’s minimum under full load, which shows up as intermittent lockouts nobody can explain.
Communal flues in town-centre blocks

How long does a boiler service take?
Forty-five minutes to an hour for a combi serviced regularly. Around ninety minutes for a system boiler with a cylinder, or for anything not opened up in several years, because the heat exchanger and condensate trap need genuine stripping rather than a brush over. Back boilers and open-flued appliances take longest, since the spillage test has to be done with the room in its normal condition and that cannot be rushed.
How often should a boiler be serviced, and is it a legal requirement?
Every twelve months, and for owner-occupiers it is not a legal requirement — it is a warranty requirement and a safety one. For landlords it is different: an annual gas safety check on every appliance is required by law under the Gas Safety (Installation and Use) Regulations 1998, and the guidance also expects appliances to be maintained in a safe condition, which in practice means servicing. The twelve months that matter for a warranty run from the installation anniversary or the last service, not from January, and a thirteen-month gap on paper is enough for a manufacturer to question a claim.
Can I service my own boiler?
No. Any work on a gas appliance must be done by a Gas Safe registered engineer — that is the law, not a trade preference, and unregistered gas work is a criminal offence. Beyond the legality, a service without a flue gas analyser is not a service: combustion cannot be seen, and a boiler producing carbon monoxide can look and sound entirely normal. Two things are worth doing between visits. Check the pressure gauge sits between 1 and 1.5 bar when the system is cold, and keep the flue terminal outside clear of shrubs, fence panels and stacked garden furniture.
I have just bought a house and there is no service history. What happens?
One of the most common calls we get, and entirely workable. That first visit is £120 rather than £90 because it is longer: a full condition assessment alongside the service, and a baseline set of combustion readings so next year’s figures mean something. On the warranty, take the serial number from the data badge and the installation date from the manual and contact the manufacturer with both — the warranty follows the appliance rather than the owner, so an unexpired term may still be live. Whether a gap in the history has already broken the condition varies by manufacturer, and it is worth asking rather than assuming.
Do you check the radiators during a service?
Not as part of the manufacturer’s service schedule, which covers the appliance. We do take radiator surface temperatures and check inhibitor strength, because both describe the system the boiler is attached to, and system condition is the second most common reason a warranty claim is refused. Cold spots at the bottom of radiators, a filter full of black sludge or depleted inhibitor are all reported with what they mean, not quietly converted into a power flush quote. Plenty of systems need nothing more than a filter clean and re-dose at £45.
What happens if my boiler fails the service?
A service is not a pass or fail, but anything unsafe is classified under the Gas Industry Unsafe Situations Procedure. Immediately Dangerous means an immediate danger to life or property, and with your permission we turn the appliance off, cap or disconnect it and attach a Warning Notice you sign to acknowledge. At Risk means a defect that could become dangerous — inadequate ventilation, or a concealed flue with no inspection hatches — and the appliance is turned off and labelled until corrected, but not capped. Not to Current Standards means it is safe but no longer meets today’s regulations, so it stays on as an advisory. We cannot leave a dangerous appliance in service, but most At Risk faults are put right on the same visit.
Is a boiler service the same as a gas safety certificate?
No, and this is the misunderstanding we correct most often. A gas safety check confirms the appliance is safe on the day — combustion, flue, ventilation, safety devices — and produces a Landlord Gas Safety Record. A service is maintenance: the boiler is opened up, cleaned and adjusted, and recorded in the Benchmark logbook so the warranty stands. A boiler can pass a safety check while being filthy and six months from a breakdown. Landlords need the certificate by law and want the service to protect the appliance, which is why we do both in one visit for £140.
Is a monthly cover plan better value than paying for a service?
They are not the same product. A cover plan is insurance with a service attached: you pay £7 to £16 a month, and beyond the service you are buying a claims process with an excess and an exclusion list, usually with limits on the age of the appliance. Twelve months at £9 is £108, more than our £90 service, and the repair cover only earns its money if something breaks. We do not sell cover plans.
