Wythes-era and Edwardian villas, 1860s–1914

George Wythes laid out the Bickley Park estate from the 1860s on plots of two to five acres, with St George’s Church opening in 1864 to serve them. What survives runs to four, five and six bedrooms with two or three bathrooms, and increasingly a loft conversion with an en-suite on top of that. No combi will run two showers at once, so the honest specification here is a system boiler with an unvented cylinder sized to the number of outlets, not the biggest combi in the catalogue.

Mid-1960s estate infill

When the remaining estate land was sold in the mid-1960s, large detached houses went up on new cul-de-sacs: Aspen Copse, Beech Copse, Cedar Copse, Inglewood Copse, Spinney Oak, Twitten Grove, Taryn Grove, Wythes Close and Heath Park Drive. Houses of that vintage run 8mm and 10mm microbore off a manifold, which silts up once a system has sludged. On these roads a radiator cold at the bottom is a flow restriction, not an air lock, and a magnetic filter and a proper power flush belong before a new boiler rather than after it.

Interwar semis, 1920s–30s

The periphery of the park was developed piecemeal once the Wythes family left, and these are the three and four bedroom semis and Edwardian end-terraces that agents still describe as 1930s stock. Built for solid fuel and converted to gas gradually, so loft tank, airing cupboard cylinder and often a back boiler behind the sitting room fire. These genuinely do convert well to combi, but a back boiler removal is two to three days because of the builder’s work around the opening, and that should be priced up front.

A combi is the wrong answer in most of Bickley

The villas on St George’s Road, Bickley Park Road, Woodlands Road, Denbridge Road and Mavelstone Road have two or three bathrooms and often a loft en-suite. No combi runs two showers simultaneously. The correct specification is a system boiler with an unvented cylinder sized to the outlets, and anyone quoting a combi for a five-bedroom house has not looked at the bathrooms.

Whether an unvented cylinder works is decided by the mains, not the boiler

Bickley is the high ground. Measured levels run roughly 79m at the station, 87m around Page Heath and the conservation area and 94m at Mavelstone Road, against about 58m in Bromley town centre, so 20 to 35 metres of head above the town. Bromley’s mains are old, with the water company itself putting around 80% at over forty years and some still Victorian. Static pressure and dynamic flow have to be gauged at the stop tap before an unvented cylinder is quoted. If flow is short, the fix is an accumulator or a vented cylinder with a pumped feed, not a bigger boiler.

Conservation status governs where the flue can terminate

Bickley Park and Mavelstone Road are both article 2(3) land, which takes the front elevation and front roof slope off the table for a flue. It is solvable every time, but it is a survey question rather than an installation-day discovery, and it can decide where in the house the boiler ends up.

Microbore on the 1960s closes

8mm and 10mm runs off a manifold are the norm on the Copse and Grove cul-de-sacs. Once sludged they restrict flow, and fitting a new boiler onto an unflushed microbore system is how a warranty claim starts. Filter and flush first.

Gas supply sizing on the big houses

On the villas the meter is often at the front or in a basement with a long run to a rear or utility boiler position, and an existing 15mm or 22mm supply will not carry a 30kW-plus system boiler. A gas rate and a working pressure drop test at the appliance is a survey line item on these properties, not an afterthought.
