Most central heating quotes are really boiler quotes with a radiator count attached. That is fine when the pipework underneath is sound and badly wrong when it is 8mm microbore off a 1970s manifold, or a single-pipe gravity loop in an Edwardian villa. What changes the price
What the existing pipework is
The single largest swing between a headline price and a real one. 8mm and 10mm microbore off a central manifold, common through the 1960s–80s stock in Petts Wood, Bickley and the Orpington estates, restricts flow and blocks with very little sludge. Single-pipe gravity loops in the Beckenham and Shortlands villas heat the first radiator properly and the last one barely at all. Either can mean a full repipe at around £240 a drop, and finding that out at survey rather than on day three is the difference between a fixed price and a variation.
Radiator sizing at lower flow temperatures
A modern condensing boiler only reaches its rated efficiency when it runs at a lower flow temperature and gets a wide return differential. Radiators sized in 1978 for 82°C flow are undersized for 60°C, so rooms take longer to reach temperature and the boiler never condenses properly. We size room by room from a heat loss calculation rather than replacing what is there like for like.
Chasing and making good
Interwar semis in Petts Wood, Crofton and West Wickham are solid-wall or early cavity, and dropping pipework down a solid wall means chasing and plastering afterwards. Suspended timber floors lift and relay cleanly. Screeded ground floors and engineered wood do not. We price making good into the quote and say which finishes we cannot restore invisibly.
Boiler type and hot water
A combi keeps the price down and frees the airing cupboard, but it depends on incoming mains flow rate and it will not serve two showers at once. A system boiler with an unvented cylinder adds roughly £1,350 upwards and needs a G3-registered engineer, a discharge route and an annual check. We measure the mains flow at survey rather than assuming.
Where the flue can legally terminate
Part J clearances to boundaries, opening windows and Velux lights decide which room a boiler can go in, and in the tight Penge, Anerley and Crystal Palace terraces that is often not the room you had in mind. Conservation area and Article 4 restrictions across the borough add a second layer on front and side elevations. Moving the appliance to a compliant position adds gas, flue and condensate runs.
Controls, and the legal minimum
Boiler Plus has applied to every gas boiler installed in England since April 2018. A combi replacement must carry one of four measures: load compensation, weather compensation, flue gas heat recovery, or a smart thermostat with automation and optimisation. That is a legal minimum, not an upsell. If a quote you are comparing does not name which of the four it includes, it is either not compliant or the cost is about to appear later.
Diagnostics
Cold at the bottom or cold at the top — what your radiators are telling you
Where a radiator is cold matters more than the fact that it is cold, and it is the one thing nobody explains properly. Put a hand flat on the panel and work down from the top corner to the bottom. The pattern tells you whether you are looking at a five-minute job, a balancing job or a system that needs cleaning, and it is worth knowing before you ring anyone for a price.

Bleed first, then decide
Bleeding is free and rules out the simplest cause in five minutes. Turn the heating off, let the system cool, start with the radiator lowest and furthest from the boiler and work up and out. Repressurise to 1.2 bar on the filling loop afterwards. If the top is still cold after bleeding, you are not looking at air.
Black water on the bleed key
Clean system water is clear. Grey means magnetite is circulating. Black, and there is enough iron oxide in the system to be scouring pump bearings and packing the bottom of the panels. That is when a flush is genuinely the right call rather than a default recommendation. It is also the point at which a new boiler warranty is at risk if the system goes on uncleaned.
Cold upstairs, fine downstairs
Usually pressure or air on a sealed system, or a header tank issue on an open-vented one. Where the whole upper floor is affected on a two-storey Bromley semi, check the system pressure gauge before anything else — under 1 bar and the pump cannot lift water to the first floor properly.
Why a bigger boiler will not fix a cold radiator
The most expensive mistake in domestic heating is treating a distribution problem as an output problem. A house where the back bedroom never warms up is almost never short of kilowatts — it is short of flow to that radiator, because the system is unbalanced, the drop is microbore, or the panel has silted up. Fitting a 30kW boiler where a 24kW would do makes the symptom slightly worse, not better: an oversized boiler cycles on and off, spends less time condensing and costs more to run. We do a room-by-room heat loss calculation before specifying anything, and on a fair number of jobs the honest answer is a £150 balance rather than a new system.

What is different about installing central heating in Bromley
Bromley’s housing stock is unusually hostile to a template quote. The borough runs from Victorian villas in Beckenham and Shortlands through five separate conservation areas in Petts Wood to post-war estate housing in the Crays, and the water underneath all of it comes off the North Downs chalk. Four constraints shape almost every system we install here, and none of them appear on a national cost guide.
Conservation areas and where the flue can go
The borough has more than forty-five designated conservation areas — Chislehurst, Bickley, Keston, Shortlands, Park Langley, Farnborough Village, Chelsfield, Downe and five in Petts Wood alone — and several carry Article 4 directions that remove permitted development rights on front and side elevations. A flue terminal that would be waved through on a 1990s estate can need planning consent here, and a Grade II listed property needs listed building consent for a flue penetration or an external condensate run. It is solvable, and it is a design decision rather than a problem: rear-elevation siting, an internal vertical flue routed up through the roof plane, or a plume management kit where the terminal has to sit near a boundary. What it is not is something to discover on installation day.
Microbore and single-pipe gravity
Two pipework legacies dominate here and both change the quote. 8mm and 10mm microbore off a central manifold runs through the 1960s–80s stock in Petts Wood, Bickley and the Orpington and West Wickham estates — it blocks with very little sludge and often carries twin-entry radiator valves that send flow back before it has crossed the panel. Single-pipe gravity loops survive in the pre-war Beckenham, Shortlands and Sundridge Park villas, where each radiator returns into the same loop and the last one on the run gets water that has already given up its heat. We survey the pipework properly and price the repipe openly at around £240 a drop rather than hiding it in a contingency.
Hard water at 280–320 ppm
The borough draws from the chalk aquifer through Thames Water and SES Water, and the supply runs roughly 280 to 320 ppm — among the hardest in the country. That has two practical consequences people are rarely told. Scale forms on the domestic hot water side of a combi and the plate heat exchanger is where it lands, which is why a combi that heats the radiators fine but gives lukewarm showers is such a common Bromley fault. And several manufacturers make an inline scale reducer a condition of warranty above 200 ppm, so a system installed here without one may not be covered. We fit a scale reducer on the cold mains feed as standard on combi installations across the BR postcodes.
Priced by what the property actually is
Bedroom count is a poor proxy here. A Penge or Anerley terrace has few rooms but tight Part J flue clearances to the boundary and to neighbouring openings, which frequently decides which room the boiler ends up in. A Petts Wood or Crofton 1930s semi is straightforward on radiators but needs solid-wall chasing and making good. Post-war housing in Mottingham, St Mary Cray and St Paul’s Cray often still has a back boiler behind the fireplace, which means building work as well as heating work. A Beckenham or Chislehurst villa is a repipe before it is anything else. We quote against the property, not against a template.
Designing a system that a heat pump could take later
Nobody else in this market covers this and it is a genuine buying decision. A system designed today at a 50–55°C flow temperature with radiators upsized to suit will heat the house perfectly well on a gas boiler, condense more of the time and cost less to run — and if a heat pump goes in during the next fifteen years, the emitters and pipework are already right, so it is an appliance swap rather than a second repipe. The extra is mostly larger panels and a slightly bigger cylinder coil, which is a fraction of what re-doing the distribution costs later. We will price it both ways and let you decide.

Floors up, pipework run, radiators hung and connected on thermostatic valves and lockshields. On a repipe we run 22mm primaries and 15mm drops rather than reusing microbore. Gas is upgraded from the meter where the existing 15mm run cannot carry the new appliance. Everything is pressure tested before a single board goes back down.

How much does it cost to install central heating in Bromley?

Do I need planning permission for a boiler flue in a Bromley conservation area?
Possibly, and it is the question nobody local answers. What paperwork should I receive after a central heating installation?
Four documents, and you should have all of them. A Benchmark commissioning checklist, completed and stamped — a blank one voids most manufacturer warranties. A Building Regulations Compliance Certificate, which follows once we notify Building Control at Bromley Council through Gas Safe within thirty days. Confirmation that the manufacturer warranty has been registered. And your invoice showing the Gas Safe registration number, which for us is 919881 and is checkable on the register. Landlords also need a CP12 gas safety record annually. If an installer cannot produce the first two, the work has not been notified, and that becomes a problem when you sell the property.
Does Bromley’s hard water affect my central heating system?
It affects the hot water side considerably. The borough is supplied from the chalk aquifer at roughly 280 to 320 ppm, which is among the hardest water in the country. On a combi that means scale forming in the plate heat exchanger, and the usual symptom is a boiler that heats the radiators perfectly well but produces lukewarm or fluctuating hot water. Can a new gas system be made heat-pump ready?
Yes, and it is worth asking about even if a heat pump is a decade away. The trick is designing at a lower flow temperature — around 50 to 55°C rather than the traditional 75 to 80°C — with radiators upsized to deliver the same heat output at that temperature. A gas boiler on that design condenses more of the time and costs less to run, so there is a benefit today. And if a heat pump goes in later, the emitters and pipework are already sized for it, which turns a full re-pipe into an appliance swap. The extra cost is larger radiator panels and a bigger cylinder coil, a small fraction of doing the distribution twice. We will price a conventional design and a heat-pump-ready one side by side.
What is Boiler Plus and does my installation have to comply?
Boiler Plus has been law in England since April 2018 and applies to every gas boiler installed in a domestic property. It sets a minimum ErP efficiency of 92% and requires time and temperature controls. On a combi installation it also requires one of four additional measures: load compensation, weather compensation, flue gas heat recovery, or a smart thermostat with automation and optimisation. It is a legal minimum, not an optional extra, and yet it appears on almost no quote and no national cost guide. Ask any installer you are comparing which of the four their price includes. If they cannot name it, either the installation will not be compliant or the cost is coming later.
Which is cheaper to run, gas or electric central heating?
Gas, by a wide margin, on current unit prices. Electricity costs roughly three to four times as much per kilowatt hour as mains gas, so even though electric heaters are close to 100% efficient at the point of use and a modern condensing gas boiler is around 90%, gas wins comfortably on running cost for a whole house. Electric systems make sense in specific situations: a flat with no gas supply, a property where the standing charge on a gas meter is not worth paying for one appliance, or a single room. A heat pump is the exception to the arithmetic, because it moves roughly three units of heat for every unit of electricity, which brings it close to gas on running cost and well under it on carbon.
How long does a central heating installation take?
Three to four days for a typical three-bedroom Bromley semi with eight or nine radiators, and five to six for a four-bedroom house with a cylinder. Installing from scratch where there is no wet system runs to a week, since the gas run and every pipe drop are new. A single day is enough only for a straight boiler swap onto existing pipework, which is a different job. We work in a sequence that gets the heating and hot water back on before we finish the making good, so you are not without either for the whole period.
Can I install central heating myself?
You can carry out the plumbing side — running pipework, hanging radiators, fitting valves — but not the gas. Any work on a gas appliance or gas pipework must be carried out by a Gas Safe registered engineer under the Gas Safety (Installation and Use) Regulations. That is criminal law, not a trade convention. Unregistered gas work invalidates home insurance, cannot be notified to Building Control, and leaves you without the Building Regulations Compliance Certificate a buyer’s solicitor will ask for. It is also worth saying that the design side is where most DIY systems go wrong: undersized radiators, no balancing and no inhibitor produce a system that never quite works and cannot be diagnosed later.
Can I get a grant for a new central heating system?
Possibly, through ECO4, which is funded by the energy suppliers rather than by the installer. It generally requires a household member to receive a qualifying benefit and the property to have a poor energy rating, and it is aimed at first-time central heating and at replacing inefficient systems. The Boiler Upgrade Scheme is separate and covers heat pumps rather than gas boilers. Bromley Council also runs support schemes that change from year to year. We are not an ECO4 installer, so we will not be fitting a grant-funded system — but if you might qualify it is worth checking before paying privately, and we will tell you that rather than quote over the top of it.
Do you need access to every radiator?
Yes, for a full installation and for balancing. Every radiator has to be reachable to be hung, connected, bled and then set on its lockshield, including any boxed in, sitting behind a fitted wardrobe, in a loft conversion or in a locked room. On converted flats around Penge and Beckenham a radiator occasionally sits on a shared circuit in a neighbouring property, and that access needs arranging before we book a start date rather than on the morning. Where we genuinely cannot reach one, we say so on the quote instead of working round it.
Should I replace the radiators as well as the boiler?
Not automatically, and anyone who says yes without measuring is guessing. Sound radiators on a clean system will usually carry on for years. Two things do need checking. First, whether they are large enough for a condensing boiler running at a lower flow temperature — radiators sized for 82°C flow in the 1970s are undersized for 60°C, and that shows up as rooms taking too long to warm. Second, whether the drops are microbore, which is common in the Petts Wood and Orpington estates and restricts flow enough to matter. Both are answered by a heat loss calculation at survey, which is a lot cheaper than finding out after the new boiler underperforms.
