Where we work in Chislehurst
Chislehurst is about two and a half miles from our base in Bromley, ten minutes up the A222 through Summer Hill, so it is one of the closest areas we work in. It is also one of the more technically demanding. The village is ringed by large Victorian and Arts and Crafts houses that a combi boiler cannot serve, most of it sits inside a 596-hectare conservation area that governs where a flue is allowed to terminate, and the parts that do not — Elmstead, Red Hill, Belmont and Edgebury — are a different job altogether. Knowing which side of that line a property falls on changes the specification, the price and the paperwork, so it is the first thing we establish at survey.

What Chislehurst properties throw up
Orpington is a twentieth-century town. The station was enlarged in 1904, but it was the by-pass and the electrified railway arriving in 1926 that built most of what is here now — and that history is still sitting in the airing cupboards.
Pre-Victorian village core
Small in number but these are the listed-building jobs. St Nicholas Church on Church Lane is Grade II* with fabric dating to around 1460, and Camden Place — now Chislehurst Golf Club — is Grade II*, listed in 1954. On listed stock, a flue on any elevation needs listed building consent, and so does the pipework routing inside. It is not a reason to avoid the work, it is a reason to allow time for it.
Victorian, 1860s–1900
The dominant era and the reason Chislehurst looks the way it does. The railway arrived in 1865 and Napoleon III’s exile at Camden Place from 1870 made the village fashionable with City men; Royal Parade was built in the 1860s and named in 1870 for that connection. These are four to six bedroom detached and semi-detached villas, often three storeys, built for solid fuel with multiple chimney breasts. Two or three bathrooms is normal, which rules out a combi and points to a system boiler with an unvented cylinder.
Edwardian and Arts and Crafts, 1900–1914
Groups of large detached family houses by named architects of the period, homely rather than grand in style. Deep plans mean long pipe runs and slow-to-warm far ends, and a good number still have the servants’ stair and the back-of-house plumbing that came with it. Balancing and flow-temperature setup matter more on these than the appliance choice does.
Interwar semis, 1920s–30s
Built for solid fuel and converted to gas piecemeal, so a loft feed-and-expansion tank and an airing-cupboard cylinder are the norm. These convert to a combi cleanly and the reclaimed cupboard is usually the part people are happiest about. The one thing to check is the gas run from the meter — a modern boiler often needs 22mm where the house has 15mm.
Post-war and 1950s–60s infill
The northern strip outside the conservation area. Back-boiler-behind-the-fire territory: removing one means the fireplace comes out, the hearth and builder’s opening are made good and the chimney is capped and vented. That is two to three days, not the single-day swap people are often quoted for.
1970s–80s closes and cul-de-sacs
Built new for gas central heating on 8mm and 10mm microbore off manifolds. Forty years of scale and magnetite later, those drops silt up, and a radiator cold at the bottom on 8mm normally needs the drop replaced rather than power flushed. We say so at survey rather than selling a flush that will not fix it.
1990s onward flat and townhouse conversions
Individual Victorian villas replaced by blocks and townhouses. Flue termination is often into a shared or communal arrangement, and the original consent conditions are worth reading before anything is moved.

Almost the whole of built-up Chislehurst sits inside one very large designation, and it decides where a boiler flue is allowed to come out. This is the single most useful thing to know before you compare quotes here, and no other plumbing site in Chislehurst mentions it.

What it actually means
Under the GPDO 2015, Schedule 2, Part 1, Class G, installing or replacing a flue is normally permitted development — but not on conservation-area land where it would sit on a wall or roof slope that both fronts a highway and forms the principal or side elevation. On Royal Parade, the High Street, Camden Park Road, Willow Grove, Manor Park Road or Yester Road, that means moving a boiler to a front bedroom or a front-facing kitchen turns the flue termination into a planning matter. It is always solvable, usually with a longer internal run to a rear or concealed side elevation or a vertical terminal through a rear roof slope. It just has to be settled at survey rather than discovered on install day. Worth saying plainly: Elmstead, Elmstead Woods, Red Hill, Belmont and Edgebury are outside the designation entirely, so none of this applies there.

Flue siting on the conservation-area elevations
The restriction bites on the principal and side elevations fronting a highway, which is where most people assume a flue will go. On a listed building — St Nicholas, Camden Place, the Bull’s Head, the K6 kiosk on Royal Parade — consent is needed for a flue on any elevation and for the internal routing too. We work out the termination point before we price the job.
Why a combi is the wrong answer on the big houses
A six-bedroom villa on Camden Park Road, Kemnal Road, Lubbock Road, Prince Imperial Road or Shawfield Park with two or three bathrooms cannot be served by a combi at any output. These are system boiler and unvented cylinder jobs, and the binding constraint is the incoming main rather than the appliance.
Mains flow rate on long private drives
An unvented cylinder wants roughly 1.5 bar and about 20 litres a minute at the stopcock. Long drives on old 15mm or lead supplies frequently do not deliver it. We flow-test at survey, and the honest answer is sometimes a 25mm or 32mm MDPE mains upgrade or an accumulator rather than a bigger boiler.
Solid-fuel houses converted piecemeal
Expect an airing-cupboard cylinder, a loft feed-and-expansion tank and long horizontal runs from a boiler still sitting where the old scullery copper was. Removing an open flue in a conservation-area house usually means the stack stays, because it is part of the protected elevation — so it gets capped and ventilated rather than taken down.
Microbore and hard water
BR7 is on hard Thames Water supply at roughly 250 to 300 mg/l as calcium carbonate. Scale plus magnetite blocks 8mm and 10mm microbore permanently. A magnetic filter and the right inhibitor dose are not optional extras here, they are warranty conditions on every new boiler we fit.
Back boilers on the northern strip and over the SE9 border
Edgebury, Belmont Lane, Red Hill, Slades Drive and the interwar and post-war stock at Mottingham and Coldharbour. Two to three days because of the builder’s work, and it belongs in the quote rather than appearing on the invoice.

Can I put a combi boiler in a Victorian house in Chislehurst?
