This is Hayes in the London Borough of Bromley, BR2 — not Hayes in Hillingdon, which is where most search results for the name will send you. We are about a mile and a half away on Hastings Rd, six to ten minutes door to door, which makes Hayes one of the closest areas we cover. It wears a village name but it is an interwar estate suburb: the parish held only 222 houses in 1921 and roughly 2,150 by 1939. Almost every one of those was built for solid fuel and centrally heated decades later, and that single fact explains most of the heating work we do here.

What Hayes properties throw up
Orpington is a twentieth-century town. The station was enlarged in 1904, but it was the by-pass and the electrified railway arriving in 1926 that built most of what is here now — and that history is still sitting in the airing cupboards.
Interwar speculative semis, 1921–1939
The dominant stock by a wide margin — Henry Boot on the Hayes Place Estate from 1931, Durable Buildings on Warren Wood in 1934–35, Morrell on the Glebe House land from 1932, Bleach & Skipper on Pickhurst Green and Baston Road. Every one was built for solid fuel, so the standard Hayes semi still carries the fingerprints: a back boiler or old fire position in the lounge chimney breast, a feed-and-expansion tank in a cold loft and a vented cylinder in the airing cupboard. They convert to a combi well, but it is a two-day strip-out rather than a swap.
Larger interwar and earlier detached
Substantially bigger houses than the estate semis, often with two or three bathrooms and long pipe runs from wherever the boiler sits. This is a different specification problem entirely. On these properties the honest answer is frequently a system boiler and an unvented cylinder rather than a combi, because a combi that can serve one bathroom well will disappoint across three.
Post-war council and 1960s estate
Bromley Council completed 337 houses and six shops with maisonettes between 1950 and 1955, with 66 flats in Kemsing and Larkfield Closes in 1950, and Hayesford Park added 700 houses and 210 flats between 1961 and 1968. Back boiler and early gas territory. Removal means builder’s work opening up the old fireplace and making good, so two to three days rather than one, and the Hayesford Park flats bring shared flue and ventilation arrangements and freeholder consent on top.

Two designations cover parts of Hayes, and both affect what can appear on a visible elevation — which is exactly where a boiler flue wants to terminate.

What it actually means
The Warren Wood Estate is not a conservation area but a designated Area of Special Residential Character, described by the Council as a cohesive inter-war estate built between 1929 and 1939 on Holland Way, Sandiland Crescent and part of Westland Drive. It is the only ASRC in Hayes and it constrains a front elevation much as a conservation area would. Worth knowing too that the Hayes Village area has no published appraisal or management plan, unlike Shortlands or Chislehurst Road, so there is less written guidance and more that has to be established directly with the borough. None of it makes a boiler impossible — it usually means a longer internal run to a flank or rear termination, a rear-sited boiler, or a vertical flue through the roof. It just changes the boiler position, the condensate route and the price, so it belongs in the survey rather than in a surprise on fitting day.

What we get called out to in Hayes
Microbore pipework from the retrofit boom
Hayes is microbore country, and not for the reason people assume — there are almost no Victorian terraces here. The 1930s stock had no central heating at all when built and was retrofitted during the 1970s and early 80s, which is precisely the 8mm and 10mm microbore era. That pipework is now forty-odd years old, running through solid floors and under boards, and it blocks before anything else shows a symptom. The tell is one or two radiators that never come up while the rest are fine, and a magnetic filter that loads quickly.
Quoting a combi onto an unflushed system
This is how these jobs go wrong in Hayes. Before a boiler change we settle it either way: a chemical clean and power flush on the existing microbore, or an open conversation that the new boiler will be protecting pipework which may need re-running in sections.
15mm gas supply from a front meter
The 1930s meter position on these estates is at the front of the house and the kitchen is at the back, usually now inside a rear extension. The original 15mm run was sized for a cooker and nothing more. A 30kW-plus combi at the back of an Everard Avenue or Husseywell Crescent semi needs 22mm, run externally along the flank wall or lifted under the ground floor — and on a conservation-area or ASRC elevation the external route is the one that becomes contentious. We measure it with a working pressure drop test rather than assuming.
Mains pressure varies more than the map suggests
The ground falls from around 96 metres at Hayes Common and West Common Road to about 61 metres at the northern end of Pickhurst Lane — a 35 metre spread across one suburb. Up by the Common, a high-flow combi specified on assumption is the classic disappointment. Static and dynamic pressure and flow rate get measured before anything is specified.

Is this Hayes in Bromley or Hayes in Middlesex?
Bromley. This page covers Hayes in the London Borough of Bromley, postcodes BR2 7 and BR2 9 — the Hayes with the station at the end of the line from Elmers End, Hayes Common and Pickhurst Lane. The other Hayes is in Hillingdon, UB3 and UB4, near Harlington and Southall, and most of what a search for "plumber Hayes" returns is aimed there. We do not cover that one. Worth noting the reverse too: Coney Hall and West Wickham are BR4, not BR2, despite the ward being called Hayes and Coney Hall.

Why do so many Hayes houses have microbore heating pipes?
Because of when they were heated, not when they were built. The interwar estates that make up most of Hayes went up between 1921 and 1939 with no central heating at all — open fires and back boilers. Central heating arrived during the retrofit boom of the 1970s and early 80s, and that period used 8mm and 10mm microbore almost universally. So a house from 1935 on the Boot estate typically has pipework from about 1978. It is worth knowing before you replace a boiler, because microbore sludges and blocks long before 15mm does, and a new boiler on unflushed microbore inherits the problem.
Can I have a boiler fitted in the Hayes village conservation area or on Warren Wood?
Yes. Neither designation stops a boiler being installed — they govern what can appear on a visible elevation, which affects where the flue terminates and therefore where the boiler can sensibly go. On Holland Way, Sandiland Crescent or Westland Drive, and around Hayes Street and George Lane, a flue on the front is a planning conversation rather than a fitting decision. The usual answers are a longer internal run to a flank or rear wall, resiting the boiler, or a vertical flue through the roof. It all needs establishing at survey, because a quote that has not accounted for it is a quote that will change.
I am up near Hayes Common — will a combi give me decent pressure?
It depends on what we measure, and up there we measure before we advise. Hayes Common and West Common Road sit around 35 metres higher than the northern end of Pickhurst Lane, and mains flow at the top of that fall is often well below what a high-flow combi needs to perform as advertised. Sometimes it is fine and a combi is the right call. Sometimes, particularly on the larger detached houses on Pickhurst Lane, Hayes Hill, Baston Road and Baston Manor Road with two or three bathrooms, the right answer is a system boiler and an unvented cylinder instead.
