What it costs
Cold at the bottom of the radiators, a boiler that bangs on start-up, black water on the bleed key, half an hour to warm the house through — those are the symptoms that send people looking for a power flush. Sometimes a flush is exactly right. Often it is not, and a chemical cleanse, a magnetic filter or a properly balanced system would fix the same complaint for a third of the money. We would rather tell you that before you book.

What changes the price
Radiator count, not floor area
Every radiator has to be isolated, flushed individually in both directions and reconnected. Fifteen small radiators take longer than eight large ones, which is why we price on count rather than bedrooms.
Hard water and scale
Bromley sits on Thames Water’s London supply, in the hard to very hard band at 200–300 mg/l. BR-postcode systems carry limescale on top of magnetite, and scale needs a separate descaling stage and a longer dwell time than sludge alone.
Microbore and twin-entry valves
Petts Wood, Bickley and the Orpington estates are full of 1960s–80s 8mm and 10mm microbore. Twin-entry valves have to be swapped for conventional valves before flow will reach the far end of a radiator, at £65 each.
Seized valves and pre-existing leaks
Lockshields that have not moved since 1979 sometimes weep once disturbed. We check and report before starting, and quote separately rather than discovering it halfway through the day.
Access to every radiator
Boxed-in pipework, a radiator behind a fitted wardrobe or one on a neighbour’s side of a shared circuit adds time. Where we cannot reach a radiator we say so on the quote instead of flushing round it and calling it done.
What we do not charge extra for

The honest version
When you actually need a power flush, and when you do not
A power flush is a machine-driven cleanse: a pump moves water through the system at high flow but low pressure, around 2 bar, reversing direction repeatedly while cleanser and descaler circulate hot. It shifts deposits a chemical-only flush cannot. It is also sold routinely to people whose real problem is a stuck thermostatic valve, an unbalanced system or a failing pump. Here is what each option does, so you can tell which conversation you are having.

We will talk you out of one if
The system is under five years old and has been inhibited, only one radiator is affected, the boiler is condemned anyway, or the symptoms point at controls rather than circulation. Flushing a system with a failing pump or a blocked plate heat exchanger does not fix either of those.
A flush is genuinely the wrong tool if
The property runs an original open-vented gravity system with steel or cast-iron column radiators and a loft tank. High flow through corroded pipework that has been quietly thinning for sixty years is how pin-holes turn into leaks. A slow chemical cleanse is safer and we will say so.
But leave sludge alone and
Magnetite is abrasive iron oxide. It wears pump bearings, jams diverter and zone valves, blocks the narrow waterways of a modern heat exchanger and eventually causes pin-hole leaks in radiators from the inside out. It also costs you money every day — a sludged system burns more gas to reach the same room temperature.
Why Checkatrade says £350 and £1,728 for the same Bromley job
Directory price guides are not local quotes. Checkatrade’s national cost guide puts a power flush at £350–£800 ex VAT, while Checkatrade’s own Bromley directory page says £745–£1,728, and HaMuch lists Bromley firms between £376 and £635. Three things drive that spread: national guides quote ex VAT and directory pages quote inc VAT, so a fifth of the gap is tax alone; directory members price in the lead fee they pay for your enquiry; and the bands rarely say how many radiators the figure covers, so a four-radiator flat and a fifteen-radiator house end up in the same range. What is different about flushing a system in Bromley
Three things shape the job here and none of them appear on a national cost guide: the water, the housing stock, and where a thousand litres of black discharge water is supposed to go on a terraced street with no driveway.
Hard water across the BR postcodes
Thames Water supplies the borough from the chalk aquifer, putting BR1 through BR8 in the hard to very hard band at 200–300 mg/l of calcium carbonate. That matters technically. A Bromley system carries limescale bonded on top of magnetite sludge, which is a harder deposit than sludge alone, so it needs a descaling stage and a longer hot dwell before the flush proper begins. A flush chemistry that works in soft-water Manchester underperforms here.
Microbore in Petts Wood, Bickley and the Orpington estates
The 1960s–80s estates run 8mm and 10mm microbore off a central manifold, often with twin-entry radiator valves. Microbore blocks with very little sludge and a twin-entry valve sends flow straight back out again rather than through the radiator. Those valves have to be converted to conventional pairs first, otherwise the machine circulates happily and cleans nothing.
Period systems in Chislehurst, Shortlands and Park Langley
Victorian and Edwardian stock still holds gravity-fed open-vented systems with loft header tanks and cast-iron or steel column radiators. These are the properties where a power flush is often the wrong recommendation. We test the water, check the pipework condition where we can see it, and where the risk is real we quote a chemical cleanse instead and explain why.
Flats and conversions in Penge, Beckenham and the town centre
Leasehold complicates a flush more than any technical factor. Communal risers cannot be isolated without the managing agent, the drain-down has to go somewhere that is not a shared stack, and on a shared circuit one radiator may sit in a neighbour’s flat. We check the lease position and get written access arrangements agreed before booking a date rather than turning up and finding a locked riser cupboard.
Interwar semis in Crofton, Hayes and West Wickham
The most straightforward properties we flush. Eight to ten radiators on 15mm copper, usually a single-pipe or early two-pipe layout, and enough of them have never had inhibitor dosed that the water comes out genuinely black. These are also the systems most often sitting on a fifteen-year-old boiler, so a flush should be timed alongside the replacement rather than paid for twice.
Access, parking and a thousand litres of black water
A flush discharges well over a thousand litres. On a terrace with no off-street parking we run the machine from the nearest external tap or a kitchen feed, discharge to a foul drain rather than a surface water gully, and carry boards and sheeting for original floors. Power flushing questions
How much does a power flush cost in Bromley?
Ours start at £450 including VAT for up to six radiators, £520 for seven or eight, £620 for nine to eleven and £750 for twelve to fifteen, with £35 for each radiator above that. Chemicals, inhibitor, a magnetic filter and the certificate are all in that price. The national directory guides quote £350 to £800 ex VAT while the same directory’s Bromley page quotes £745 to £1,728, which tells you more about lead fees and VAT presentation than about the job.
Why is a power flush so expensive?
Three reasons. It is a full day of skilled labour for one or two engineers, not an hour. The machine itself is a real capital cost, around a thousand pounds and upwards for a Kamco, Norstrom or Fernox unit that an engineer has to buy and maintain. And the consumables are not trivial: cleanser, descaler for hard-water systems, neutraliser, inhibitor and a magnetic filter. Where a quote looks unusually cheap, it is usually because it is a chemical flush being described as a power flush, or because the filter and inhibitor are billed as extras afterwards.
Do you need access to all radiators for a power flush?
Yes, and this is the single most common practical problem. A proper flush isolates and cleans each radiator individually with the flow reversed, so every radiator needs to be reachable, including any boxed in, sitting behind a fitted wardrobe, in a loft conversion or in a locked room. On shared circuits in converted flats around Penge and Beckenham, one radiator sometimes sits in a neighbour’s property, and that access has to be arranged in advance. Where we genuinely cannot reach a radiator we tell you on the quote and note it on the certificate rather than flushing round it.
Is a power flush worth it?
It is if the diagnosis is right, and it is not if the diagnosis is lazy. On a system with multiple radiators cold at the bottom, black bleed water and a kettling boiler, a flush restores circulation, cuts warm-up time and usually takes a noticeable amount off the gas bill, as well as keeping a new boiler warranty intact. On a system where one radiator is cold because a thermostatic valve pin has seized, a flush is several hundred pounds spent on the wrong problem. We test before recommending, and we regularly tell people they do not need one.
Does my boiler warranty require a power flush?
Most manufacturer warranties are conditional on the system being cleaned to BS7593 and protected with inhibitor. Worcester Bosch, Vaillant, Ideal, Baxi and Glow-worm all include wording of that kind, and Worcester and Vaillant additionally require a filter for their longest warranty terms. The practical risk is not that you never had a cleanse — it is that you cannot prove it. A flush with no certificate, no recorded inhibitor dose and no filter fitted is a flush that will not defend a warranty claim on a blocked heat exchanger. That is why we issue the paperwork as standard.
What should a power flush certificate actually show?
A compliant one records the property and date, the machine make and model, the chemicals used with batch numbers, the dwell and circulation times, the water clarity and TDS readings before and after, the volume of inhibitor dosed and the make of filter fitted, and the engineer’s name and Gas Safe number — ours is 919881. A certificate that says only "power flush carried out" with a signature is not evidence of anything. If you are having a flush done specifically to satisfy a warranty condition or a home cover provider, ask what the certificate will record before you book.
What is BS7593 and does it apply to my house?
BS7593:2019 is the British Standard for treating water in domestic hot water central heating systems. It applies to any system being cleaned, filled or refilled. Three parts of it are routinely ignored: it requires the system to be cleaned, dosed with inhibitor and protected with an in-line filter, and it requires the system water to be tested at least every five years thereafter, with the result given to the householder. A flush carried out without dosing inhibitor and fitting a filter does not meet the standard, whatever the invoice calls it.
What are the disadvantages of power flushing?
It is a full day with the heating off and some disruption, and there is a real risk on old systems. High flow through corroded steel pipework, or through radiators that have been quietly thinning from the inside, can turn a weeping joint into a leak and can find a pin-hole that was going to appear anyway. It is more common on gravity-fed open-vented systems and on microbore where a valve has not been moved in decades. We survey for that first, and on genuinely fragile systems we recommend a gentler chemical cleanse rather than taking the money.
Can a power flush cause leaks in a combi system?
Rarely, and much less often than on open-vented systems. A sealed combi system already runs at pressure, usually 1 to 1.5 bar, and a power flush machine works at around 2 bar with high flow rather than high pressure, so it is not applying anything dramatic. The genuine risks on a combi are elsewhere: dislodged debris finding its way into the plate heat exchanger, and old rubber-sealed compression joints that have gone hard. We isolate the boiler from the circuit during the flush for exactly that reason, and fit the filter before recommissioning.
How much is a power flush with British Gas?
They price per job after their own assessment rather than publishing a table, and reported figures sit well above the local market — commonly £600 to over £1,000 for a typical three-bedroom house, with HomeCare policies sometimes requiring a flush before cover is granted. We publish our prices by radiator count so you can compare directly. If a cover provider has told you a flush is needed before they will insure the boiler, ask them in writing whether they accept a third-party BS7593 certificate, because most do and it is usually cheaper.
How long does a power flush take?
Four to eight hours for a normal Bromley house, so plan for a full day with the heating off. Small flats with four to six radiators can finish in a morning. Larger properties with twelve or more radiators, heavy sludging, or microbore needing valve conversions can run into a second day, and we will say that at quote stage rather than on the day.
Can I hire a power flush machine and do it myself?
You can hire the machine, but it is a poor idea for most people. The machine is the easy part. Knowing which radiator to isolate, when to reverse flow, how long to dwell a descaler on a hard-water system, how to neutralise properly so nothing acidic is left in a heat exchanger, and how much inhibitor a given system volume needs, is the actual work. A badly run flush pushes loosened debris into the boiler rather than out of the system, and self-flushing produces no certificate, which means it will not support a warranty claim later.
Do I need a flush before a heat pump is installed?
Yes, in practice. An air source heat pump runs at much lower flow temperatures than a gas boiler and is far less tolerant of restricted circulation, so the system has to be genuinely clean before it goes on. Installations funded through the Boiler Upgrade Scheme require the system to be cleansed to BS7593, and the certificate forms part of the handover paperwork. If a heat pump is on your horizon in the next year or two, it makes sense to time the flush with that work rather than paying for it twice.
How often should a system be flushed?
A properly inhibited system with a magnetic filter that is cleaned at every annual service should not need flushing again for a decade or more, and many never do. What it does need is the five-yearly water test BS7593 asks for, which we carry out during a normal service and takes minutes. Where a system is being flushed every three or four years, something is wrong — usually a leak drawing in fresh oxygenated water, or inhibitor that was never topped up after a radiator change.
